Condo & HOA Renovations
The paperwork is half the job. We do that half too.
Board packets, certificates of insurance, elevator reservations, and work-hour windows — handled, not discovered.
In a South Florida high-rise, the cabinetry is the easy part. The building wants an approval packet with drawings, a licensed and insured contractor named on a certificate of insurance with the association listed as additional insured, a reserved service elevator, protected common areas, and all of it inside a work window that is often four days a week and six hours a day.
Every one of those is a week of delay if it is discovered late. We build the packet before the contract is signed, so approval runs in parallel with the cabinetry lead time instead of after it.
What you get when you hire us for condo & hoa renovations.
- Board approval packets with drawings, specs, and schedules
- Certificates of insurance naming the association as additional insured
- Service elevator reservation and common-area protection
- Work-hour and noise-window compliance, documented daily
- Debris removal routed the way the building requires
- Seasonal-resident scheduling for owners who are north half the year
From the first visit to the punch list.
Seven steps, in order, every time. You always know which one you are in.
The first visit
Vincent comes out, measures the room, and looks at what you already have. If your boxes are worth keeping he will tell you so, even though refacing is the smaller job. You get a straight read on what the space can do.
Design and drawings
We draw the room in 3D — elevations you can actually read, not a rendering with fake pendant lights. You see cabinet heights, drawer configurations, and where every filler lands before anything is ordered.
Materials in your light
Door samples, finish samples, and hardware come to your house. Showroom lighting lies. A white that looks warm in the showroom can read grey under your north-facing window, and you should find that out now.
A real calendar
At contract you get dates, not a range — order date, expected delivery, install week, template day, countertop install. If a supplier slips, you hear it from us in writing the day we hear it.
Condo & HOA Renovations — the questions we get most.
How far ahead do I need board approval?
My building only allows work Monday through Thursday, nine to four. Is that a problem?
Can you work while I am up north for the season?
Condo & HOA Renovations across Broward, North Miami-Dade, and Palm Beach.

Vincent does the first visit himself. He measures, he looks at what you already have, and he tells you straight what the room can do — including when the answer is less work than you expected. No charge for that visit.
